SUBMARKET OVERVIEW

Verdae Village is located in Greenville County, one of the largest and fastest growing counties in South Carolina. The area boasts the highest international investment per capita in the nation with more than 235 international firms, driven largely by the BMW Manufacturing facility. More than $3 billion has been invested in the Upstate, and BMW has invested more than $1.4 billion in its 2.3 million square-foot facility. Greenville is also considered the leading banking center in the state.

The Property's submarket is eastern Greenville, which is serviced primarily by the I-85 corridor and Laurens Road. East Greenville experienced significant population growth from 1990 to 2000. During that period, the population grew by over 43% within 1 mile of the Center and over 22% within 3 miles. Today it is estimated that approximately 39,229 people live within 1 mile of Verdae Village and 143,012 people live within 5 miles. These dense demographics ensure the long-term stability of this asset. In addition, in May 2006, Hollingsworth Funds Inc. announced a long-range development project of 1,100 acres that sits adjacent to Verdae Village and has projected residences for 10,000 people.
