The Property is located on Hilton Head Island, South Carolina, one of the most affluent resort communities in the Southeast. Island Crossing serves some of Hilton Head's most prominent neighborhoods and is uniquely positioned to dominate its trade area.

Hilton Head has a year-round population of nearly 35,000. The population can swell during the peak of summer vacation season to over 150,000. Hilton Heads population growth rate was 32% over the past decade and continues to increase by 1,000 people annually.

The political leaders and planning staff of Hilton Head are sensitive to overdevelopment and reflect the citizenry's concerns with congestion and aesthetics. Few available other locations in the market allow for major retail development. Hence, it is unlikely that the Property will see significant competition for tenants from new development. Thus, as population continues to grow, this retail space scarcity should push market rents even higher.
